We understand that building a home is not just about constructing walls and roofs, it’s about creating a space that reflects your vision and meets your needs. With our commitment to nurturing relationships based on integrity and respect, we know we can succeed in building you your dream home. Below are the values we hold to make that happen:

1. Initial Contact

Simon is available to discuss your ideas, budget and timeline to get an understanding of your requirements. 

If we both agree we are a good fit for each other, you will be sent a link to our New Client Questionnaire to complete online. This contains questions that will give us a deeper insight into the scope of the project you have in mind.

2. Site Meeting

Next is a meeting in person to discuss your ideas and vision, as well as discuss your lifestyle and what is important to you in your project. 

This meeting is a chance to bring together ideas, photos, plans and any other information you might have. We will explain our build systems and processes and answer any questions. 

We will create a pathway forward by discussing timelines and general requirements and be able to move on to finding an architect/draftsman.
Note: If you have an architect with concept plans, skip to Preliminary Budget.

3. Design Brief

We can help put together a design brief that will outline your vision and requirements for the project. Our input at this stage can bring practical knowledge and understanding of the build process. We will help consider opportunities, NSW codes and regulations and current build costs. 

We can also help to brief your architect/draftsman. Choosing the right one for the project is a very important step. We can help you find the best one for you, or work with whoever you have chosen. 

Once the concept plans are finalised, you will get a better visualisation of what your project will look like. We can now work out any special council requirements and a scope of works.

4. Preliminary Budget

At this stage, we will provide you with our terms of engagement and ask for payment to engage in this part of the project with you. 

Our preliminary budget will include extensive pricing as we undertake a process of due diligence. This will enable you to understand the investment necessary for what is being planned and give you a rough timeline for the build. We then make any adjustments necessary to pull it into your budget. 

When all the boxes have been ticked and you are happy with the design and preliminary budget, your architect/draftsman can move on to the detailed drawings.

5. Detailed Drawings

The architect will bring together the detailed drawings. Engineers and other professional services will be engaged to be part of the project as required. Once the plans are finished, the documents will be submitted to the council to gain building consent. 

We may stand on the sidelines through this, but we are also fully available to give input and guidance if required.

6. Detailed Pricing

We can now put together a detailed all inclusive quotation. You can be assured there will be no surprises or hidden costs. We will keep you up-to-date on the process as we engage with our highly experienced network of professional subcontractors to ensure the process is thorough, clear and accurate.

7. Quote Presentation

When the quote has been finalised, including a list of requirements we will arrange a meeting to present and go through every aspect of the detailed costings. This is a perfect opportunity to ask all the tough questions and ensure all budget concerns are satisfied. 

Upon acceptance, we will formalise and sign a Master Builders Contract and apply for your iCare Home Warranty Insurance. This will be given to you with a detailed timeline and program of work. 

A start date will be agreed and we will ensure all council pre-construction requirements have been satisfied.

8. Build Process

After scheduling the project, we will introduce you to the foreman in charge of your project, who will be the first point of contact for any questions you have through the build. 

We can give regular walk-throughs to ensure you are well-informed and confirm the project is being delivered as you imagined. Our communication with you will always be honest and transparent throughout the entire process. We want you to remain connected with us during this exciting journey.

9. Handover

Once the Building Inspector has given the final sign-off and we have completed our pre-handover checklist, it’s time for you to move in. Crack open a wine or beer and enjoy your new space.
