Does my builder need to be licensed in NSW?
Yes. To undertake any restricted building works in NSW, your builder needs to be licensed with the Department of Fair Trading.
Most building work (like new builds, renovations and anything requiring a council permit) requires this. At Prescom Constructions, we encourage all our carpenters to become licenced builders. This ensures we remain at the top of our field through constant industry training and Continuing Personal Development (CPD). It also assures you that your building project will be constructed to the highest standard by industry-leading professionals.
What types of insurance do builders need in NSW?
Builders in NSW must have at least two types of insurance coverage. Public and product liability insurance protects against claims made by third parties for personal injury or property damage during the construction process.
Contract Works Insurance to cover loss or damage to the works during construction.
How can I ensure quality workmanship from my builder?

2. Please be sure to regularly communicate with your builder to address any concerns or issues during the construction process. Never stay quiet about something that concerns you, and the sooner, the better.

What does Fixed-Price and Cost-Plus-Margin contract mean?
We provide homeowners with a Master Builders contract with the choice of a Fixed-Price or Cost-Plus-Margin pricing structure. Fixed-Price means we will give you a fixed sum of the build's cost. You will then make progress payments at pre-defined stages throughout the build.
With Cost-Plus-Margin, we will give you an estimated sum for the build. You will then be charged weekly for labour, materials and subcontractors with a margin added.
We can explain in more detail the benefits and considerations regarding each, but you should get independent advice on this. Sometimes, your mortgage lender will have requirements that influence this decision.
With either pricing structure, any variations to the plan will be charged as additional expenses, but you must agree to them first, of course.
Will the construction site be safe and tidy?
