Building or renovating a home is one of the most exciting investments you can make—but it can also feel overwhelming if you don’t know what to expect. One of the most common concerns homeowners have when starting a project is understanding how the process works and who will guide them through it.

At Prescom Constructions, we believe that a successful build begins with a clear process, open communication, and strong collaboration with our clients. Every home we build is unique, but the approach we follow ensures that each project moves forward smoothly, transparently, and with your vision at the centre of every decision.

Here’s a step-by-step look at how we work with you from the very first conversation to the moment we hand over the keys to your completed home.

1. Initial Contact – Understanding Your Vision

Every project begins with a conversation.

During the initial contact, Simon will take the time to discuss your ideas, budget, and timeframe. This discussion helps us understand what you’re hoping to achieve and whether our team is the right fit for your project.

Renovations and custom builds work best when there is a strong partnership between builder and homeowner, so this early stage is important for establishing clear expectations and ensuring we’re aligned in how we approach the project.

If we both feel it’s a good match, you’ll receive a link to our New Client Questionnaire. This online form allows us to gather more detailed information about your project, your goals, and the type of space you want to create. The more we understand about your vision, the better we can guide you through the next steps.

2. Site Meeting – Bringing Ideas Together

After the questionnaire, we arrange a site meeting at your home.

This is where the conversation becomes more detailed and personal. We discuss your lifestyle, how you currently use your space, and what changes would make your home work better for you and your family.

You’re encouraged to bring along inspiration photos, sketches, Pinterest boards, plans, or anything else that helps communicate your ideas. Seeing your inspiration allows us to understand the style, layout, and functionality you’re aiming for.

During this meeting we also explain our build systems and processes, ensuring you know exactly how we operate. It’s an opportunity to ask questions and explore possibilities for the project.

By the end of the meeting, we’ll have a clearer pathway forward and can begin discussing the design stage with an architect or draftsman.

(If you already have concept plans prepared by an architect, we can move directly to the preliminary budgeting stage.)

3. Design Brief – Shaping the Project

The design brief is where your vision begins to take structure.

We work with you to develop a detailed brief that outlines your goals, priorities, and expectations for the project. Our involvement at this stage is incredibly valuable because we bring practical knowledge from the building side of the industry.

This means we can help identify opportunities, anticipate challenges, and ensure the design considers important factors such as:

  • Current construction costs

  • NSW building codes and regulations

  • Structural feasibility

  • Functional design for everyday living

We can also help you select the right architect or draftsman for your project if you haven’t chosen one yet. Finding the right design professional is a crucial step in creating a home that not only looks great but is also practical to build.

Once the concept plans are finalised, you’ll begin to see a clear visualisation of your future home. At this point, we can also identify any potential council requirements and define the overall scope of works.

4. Preliminary Budget – Understanding the Investment

With concept plans in place, we move on to creating a preliminary budget.

This stage involves detailed due diligence as we assess the scope of the project and provide an initial estimate of the costs involved. The goal is to give you a clear understanding of the investment required before moving further into the design process.

The preliminary budget also provides a rough timeline for the build and allows us to make adjustments if needed to ensure the project remains aligned with your budget.

Transparency is extremely important at this stage. By addressing costs early, we help avoid unexpected surprises later in the process.

Once you’re comfortable with the design and preliminary budget, the architect can move forward with the detailed drawings.

5. Detailed Drawings – Preparing for Construction

The architect now prepares the detailed construction drawings that will guide the build.

At this stage, engineers and other professional consultants may become involved depending on the requirements of the project. These drawings include technical details such as structural elements, materials, and construction specifications.

The final documentation is then submitted to the local council to obtain the necessary approvals and building consent.

While the architect manages this process, the Prescom Constructions team remains available to provide input, answer questions, and offer guidance when needed.

6. Detailed Pricing – A Thorough and Transparent Quote

Once the detailed plans have been completed, we can prepare a fully itemised quotation.

Our team works closely with a trusted network of highly experienced subcontractors and suppliers to ensure the pricing is accurate and comprehensive. Every aspect of the build is carefully assessed to produce a quote that reflects the true scope of the project.

Our goal is simple: no hidden costs and no surprises.

We also keep you informed throughout this stage so you understand how the pricing is developed and what is included.

7. Quote Presentation – Reviewing Every Detail

When the quote is complete, we schedule a meeting to present the detailed costings.

This is an important step where we walk you through every element of the quotation, ensuring you understand exactly what is included in the project. It’s also the perfect opportunity to ask questions and address any concerns about the budget or scope.

Once the quote is accepted, we formalise the agreement with a Master Builders Contract and arrange your iCare Home Warranty Insurance for peace of mind.

We’ll also provide a detailed timeline and programme of works, confirm the project start date, and ensure all council pre-construction requirements have been satisfied.

8. Build Process – Bringing Your Vision to Life

With all approvals and documentation complete, construction can begin.

At the start of the build, you’ll be introduced to the foreman overseeing your project. They will be your primary point of contact throughout the construction process and will ensure the project runs smoothly day-to-day.

Communication is a key part of how we work. We provide regular updates and can organise walkthroughs so you can see the progress firsthand and confirm that the project is unfolding exactly as imagined.

Our goal is for you to feel informed, confident, and connected throughout the entire journey.

9. Handover – The Moment It All Comes Together

The final stage is the most exciting.

Once the building inspector provides final approval and we’ve completed our pre-handover checklist, your new space is ready.

We’ll walk you through your completed home and ensure everything meets the high standards we expect from every Prescom Constructions project.

Then it’s time for you to enjoy the space you’ve created.

Open a bottle of wine, celebrate with family and friends, and start making memories in your new home.
